The Omaha Homeowner's Fall Maintenance Checklist

September 5, 2026 · 7 min read

Ten things to knock out before the first freeze, from gutters and furnaces to sprinkler blowouts, and how to book the ones you'd rather not do yourself.

Omaha falls are short and unpredictable. One week it's 75 and sunny, the next there's frost on the windshield. Getting your house ready before the first hard freeze protects it from the punishing winter that always follows, and it's a lot cheaper than fixing what breaks when you skip it.

Here's the checklist we'd run through on our own homes, in the order that matters most.

1. Clean the gutters (twice)

Between Omaha's mature oaks, maples and elms, gutters clog fast. Clogged gutters overflow, freeze, and send water into your foundation, which is exactly how a lot of wet-basement problems start. Do one pass in early November and another after the oaks finally let go in December. If you'd rather not be on a ladder in the cold, book a gutter cleaning.

2. Get the leaves off the lawn

A thick mat of wet leaves left over winter kills the grass underneath and invites snow mold. Mulch them with the mower if the layer is thin, or schedule a fall leaf removal for the heavy weeks.

3. Service the furnace

Have your furnace inspected and the filter changed before you rely on it daily. A quick HVAC tune-up catches a failing igniter or cracked heat exchanger while you can still schedule the fix, instead of at 2 a.m. on the coldest night of January.

4. Sweep the chimney

If you burn wood, get the flue swept and inspected before the first fire. Creosote buildup is the leading cause of chimney fires. Book a chimney sweep in early fall before they're slammed.

5. Blow out the sprinklers

This one is non-negotiable in Nebraska. Water left in irrigation lines freezes, expands and cracks pipes and heads, turning a $60 sprinkler blowout into a spring repair bill many times that. Schedule it in October.

6. Disconnect and drain the hoses

Pull garden hoses off the spigots and shut off and drain the outdoor faucets. A frozen hose bib can burst the pipe behind it inside the wall.

7. Check the roof and flashing

Look for lifted or missing shingles and cracked flashing before snow and ice arrive. If summer hail came through, get a roof inspection while it's still easy to schedule.

8. Reverse the ceiling fans and check detectors

Flip fans to clockwise to push warm air down, and test every smoke and CO detector. It's also the right time to seal drafts, which brings us to the last few.

9. Seal drafts and check insulation

Re-caulk windows, add weatherstripping to doors, and if the house never feels warm enough, consider topping up attic insulation. It pays for itself in OPPD and MUD savings.

10. Line up snow removal now

Seasonal snow routes fill by early November. Locking in a snow removal contract before the first storm means your driveway is clear before your alarm goes off all winter.

Omahelper tip

Bundling several of these into one weekend and hiring out the ladder-and-cold jobs is the move. One request on Omahelper can line up gutters, leaves and a furnace tune-up with local pros in one go.
